Permit Lead Alerts is a Monday-morning email for HVAC contractors. It lists last week's new City of Austin building permits for new construction, remodels, additions and shells in the ZIP codes you choose, with the general contractor of record. It also flags jobs where our reading of public records finds no mechanical permit yet.

How it works

  1. The city issues building permits

    The City of Austin publishes issued permits on its open data portal. Each week we take the new building permits for new construction, remodels, additions and shells.

  2. We check for an HVAC permit

    For each job we look in the city's records for a mechanical permit on the same project or address. Where we find none, we flag it. The flag is our reading of public records, so check it yourself.

  3. You get one email on Monday

    Monday at 6:00 AM Central, a short list for your ZIP codes with the general contractor of record and the contractor phone as the city publishes it, plus a CSV file. Each permit links to the city's own record.

Questions

What does "No mechanical permit yet" mean?

The "no mechanical permit yet" flag is our reading of public records, not a fact about the job. We mark a building permit No mechanical permit found when, as of the morning the issue is put together, our check of the City's records finds no mechanical (HVAC) permit linked to that project or filed at the same address. City records can lag or link permits in ways we miss, and an HVAC contractor may already be hired. We are still measuring how often the flag is right. It reflects city records only, so treat it as a lead to check, not a promise that the job is open.

Which permits are included?

City of Austin building permits for new construction, remodels, additions and shells, issued in the previous week. Pools and other non-building structures are left out.

Who is the contractor listed?

The general contractor company of record on the building permit, and the contractor phone exactly as the city publishes it on the permit. We show the phone only when the city lists a contractor company. Some permits list no company. We never show individuals' names, and we do not add homeowner phone numbers or emails or data from other sources.

Can I choose my area?

Yes. You pick the ZIP codes you work in, and seats in each ZIP are limited.

Where does the data come from?

From the City of Austin's public Issued Construction Permits dataset, published by Austin Development Services. We are not affiliated with the City of Austin.

How accurate is it?

We pass along what the city publishes. City records can be late, incomplete or corrected later, and the "no mechanical permit yet" check depends on how the city links permits, so each row links to the city's own record for you to check.

When can I sign up?
